We will inspect all visible and accessible components of the home. Our home inspection process is a non invasive / non destructive and conforms to the nationally recognized Standards of Practice of Cannachi (Canadian Association of Certified Home Inspectors). Pre-Listing (Seller’s) Inspections

This type of inspection is performed for the seller before a property is listed or announced for sale. The property owner will perform a Seller’s Inspection to determine what damage or other problems exist with a property in order to determine factors such as fair market value, discount values, or any pre-listing expenditure necessary to increase the value and desirability of the property.

About our Home Inspection Report:

The most important part of obtaining a home inspection is the actual report itself. It is the single most valuable piece of information you will carry with you throughout the entire home buying process. It is without question the easiest report in the industry for the home buyer to understand. There are no confusing legends or acronyms to try and figure out. We do not believe in trying to confuse the home buyer with a bunch of technical writing in which you need a translator to understand. We use straight forward plain english in a “call it as we see it” format. In a recent survey we discovered that home buyers prefer this method 5 to 1 over typical home inspection reporting.

A typical home inspection report is approximately 20 pages long. Our report is a little longer than most, at 30 plus pages with embedded photos. I personally believe that everything in the home you are about to purchase should be looked at and reported on. Please take a moment and familiarize yourself with our home inspection report. I am certain that once you view our report, you will see the difference.

Home Maintenance Inspections:

buildingMagnum Property Inspection recommends that you receive a Home Maintenance Inspection every two years after you have closed on your property.

In a recent survey, it was discovered that the number one reason that homeowners don’t get their homes periodically inspected is simply because they aren’t aware that the service is available outside of the real estate transaction period. The fact is that Home Maintenance Inspections have always been available, but they simply aren’t marketed by real estate agents or most professional home inspection companies.

First, home-buyers and sellers have been lead to believe that the only time they should be concerned about the health and safety of a property is when an initial financial transaction is occurring, such as when a property is being sold or purchased. This is actually a bit deceiving because every month you own your home; you are engaged in making a financial transaction. You make mortgage payments, pay utility bills etc. So if you are going to make these payments every month, then wouldn’t you want to assure that you aren’t paying these sums of money into an “investment” that is falling apart around you without you knowing about it? Yet millions of people do just that because of a simple misbelief.

Secondly, many homeowners do not get a maintenance inspection because they believe that the home inspector will find thousands of dollars worth of damage that would cause a financial strain if fixed. But regardless of what the home inspector finds, you need to know the condition of your home. The home inspector cannot force you to fix anything, nor can they condemn your property. In other words, there is no “pass” or “fail” score. The vast majority of homeowners are pleasantly surprised to find that a maintenance inspection discovers the kind of damage that can often be repaired for very little money before such damage grows worse and costs run into the thousands of dollars to repair for you the homeowner.

New Home Warranty Inspections:

Your one year Builder’s Warranty will expire usually at the end of the first 12 months after closing. In many cases, the one year warranty expiration marks your final opportunity to identify, document, and inform the Builder of items that are in need of repair, adjustment or replacement. All safety hazards, repairs, and adjustments should be professionally documented BEFORE your Builder is relieved of their responsibility under the one year warranty.

Magnum Property Inspection specializes in working with buyers of new homes whose one year warranty is coming to an end. Once you have your home inspected by us you will receive our Inspection report with digital photographs detailing the documentation you need to discuss any home problems with the quality of the materials or the workmanship with your Builder. Educated homeowners with a Home Inspection report in their hands stand a much better chance of getting the Builder to correct those items that are in need of repair or replacement.

We will thoroughly inspect your new home and properly address any warranty issues in writing that may be covered by your Builder. Our detailed and thorough inspections can reveal items that are safety hazards or are not performing their intended function.

 New Construction (Builder) Inspections

housedrawingThis type of inspection is usually performed immediately after your new home has been built and is considered “ready” for occupancy by the builder and appropriate legal authorities (such as a zoning or code inspector). Also known as the PDI Pre-Delivery Inspection, we can assist you in making sure that your new home is everything you expected. As a third party we have no feelings about the home and can give you an unbiased report on our findings.

Mold Inspections and Testing:

Magnum Property Inspection offers full service Commercial and residential mold inspections and testing. We are certified through the International Association of Certified Indoor Air Consultants (IAC2) as Indoor Air Quality Professionals and Environmental Service Association (ESA) as a Certified Mold Inspector. We use the very latest in mold inspection equipment and techniques, and adhere to nationally recognized  protocols for mold inspection.

First we will do a complete visual inspection of the interior and exterior of the property. We will be looking for any areas that could be susceptible to moisture penetration and offering suggestions on how to remedy any problem areas found. Remember, moisture is a home’s number one enemy and molds best friend.

Second we will take direct samples of any visual mold via tape lift or swab. If there is no visible mold present, there is still a possibility of it existing somewhere hidden. 50% of all mold found in homes is hidden behind drywall, underneath carpeting or pad, in the ductwork etc. In this case we will take air samples using a air sample cassette to determine if higher than acceptable levels of mold spores exist in the air that you are breathing. We will ship the samples for analysis to our lab in Toronto. Based off of the lab analysis we can narrow down the source possibility and offer suggestions on how to remediate the problem.
