All reports are detailed yet easy to read and understand and include photographic documentation, repair and replacement schedules of multiple systems and equipment if applicable. Building Condition Assessment Inspections are conducted following the ASTM E-2018 Standards and COM_SOP international Standards for inspecting Commercial Properties.

 Property Condition Assessments

All of our property condition inspections use the baseline property condition assessment process as outlined in the ASTM E-2018 Standards and COM_SOP International Standards of Practice for Inspecting Commercial Properties. You can specify deviations to meet your specific needs and building type. This is one way of getting a tailored inspection to meet your current budget or inspection needs, it should be noted that this form of inspection is done when certin areas are to be inspected only ie: HVAC, Roof, structure only. If a complete inspection is required then the BCA is required.  These deviations would be mutually agreed upon and clearly stated in the Scope of Work and final report.

Building Condition Assessments

Building Conditions Assessments (BCA) are generally more invasive than the PCA Property Condition Assessment Inspection outlined in the ASTM E-2018 Standards and Com-SOP Standards of Practice and include dismantling and operation of key systems, maintenance suggestions, long term replacement schedules and cost to remedy defects with no minimum cost threshold. This usually eliminates the need for obtaining service documents and interviewing called for in the standards If your short term budget does not allow for any surprises during first year or two of ownership, you might want to consider an inspection which is more invasive and inclusive than an assessment. You might also find the seller agreeable to adjusting the selling price to offset part of the cost to remedy conditions discovered during the inspection or the seller may want to remedy the situation themselves prior to closing.
The end result provides you with detailed picture of the age and condition of the major building components and how maintenance (good or bad) has effected its life span.
The final report will list deficiencies, repair recommendations, and a detailed report with representative photos if appropriate. Reports are computer generated and generally available 2-5 days after the inspection.
